There is a systematic process to design that can be easily described like an inverted triangle. It starts wide with broad brush stokes and finishes with acute attention to every project detail. Each step along the process narrows the design down and as details are added to the drawing package, the result is a uniquely finished landscape.

Research and Review of Existing Site
Reconnaissance of the existing conditions of the site is a critical element of any design process. Plusen Designs reviews the existing gardens, landforms and dominant or outstanding site features. We carefully study sun angles and their seasonal impacts as well as review the site’s drainage conditions. The views and screening needs both on- and off-site are considered. Existing trees will be reviewed to determine long-term health and structural issues.

Design
The design process contains three distinct components and takes place over a series of thoughtful meetings with the client ensuring integration of each client’s unique and desired program elements.

 Preliminary or Schematic Design
The objective of a schematic design plan is to develop a drawing that meets all of the program requirements as defined by the client. Schematic Design pins down the locations of the primary program elements and begins to reflect the character desired for each landscape space. Typically multiple schematic designs are prepared to explore a wide variety of design options and aesthetics.

Based on the outcome of the client’s review of the proposed schematic design alternatives, one overall final schematic design plan is developed reflecting the client’s preferences and comments. This overall site plan may incorporate components from several of the preliminary drawings. Preliminary budgets are prepared during this phase.
 Design Development
Drawing upon the approved Schematic Design, Design Development further depicts the character, quality level and full landscape architectural scope of construction. Plans, sections, elevations and details are prepared in order to convey detailed design and grading to the client. Proposed plant material and light fixtures are illustrated with cut sheets and paving and other material samples are provided.
 Construction Documentation
Based on the input received from the client during their review of the design development package and associated costs, detailed drawings and specifications are prepared that provide the necessary information to implement the landscape design plans. During this phase, plans are ready to be submitted to contractors for final construction proposals.

Construction Assistance and Observation
In this final phase, Plusen Designs assists clients by recommending contractors to implement the landscape portions of the project. We evaluate contractors’ bids and respond to their questions or requests for interpretation. During Construction Observation, Plusen Designs reviews the other design discipline’s professional submittals, assists with plant tagging and provides on-site observation of the contractors. Throughout this phase, Plusen Designs works as the client’s representative to ensure compliance to the overall design.
